A real estate limited partnership is an investment vehicle for real estate investing. A real estate limited partnership, like any limited partnership, is a legal entity with one or more general partners and one or more limited partners. The limited partners in a real estate limited partnership have no management control of the real estate limited partnership and in return they have limited liability protection. The financial return that a limited partner receives from a real estate limited partnership is defined by written agreement and may vary from one real estate limited partnership to the next. A real estate limited partnership may invest in new construction or may benefit from existing income streams from both developed and undeveloped properties. Some of the advantages of a real estate limited partnership can include high potential growth as well as certain tax shelter benefits.
